Step By Step Sales Process 

Purchaser/Applicant TaskDeveloper TaskAttorney Task
Complete the electronic application form (EAF) and submit.
The EAF includes
available lots, house design with estimated cost,
method(s) of purchase finance and other general
information about applicant(s).
Review information provided on the EAF,
confirm availability of lot selection and
calculate total estimated purchase price-based on
applicant’s selection criteria. Applicant and
attorney will be notified, and relevant
information incorporated in sale agreement
Review applicants EAF and resolve any
discrepancies and inconsistencies.
Get pre-approved for the mortgage and submit copy to Ineka
Brydson
Law firm confirming amount. If 100% financing is not
provided by official lender, provide proof of ability to
meet entire financial obligation
Review and discuss design with Progressive
Developer/architect for submission
Draft Agreement for Sale for purchaser to
review and sign.
Obtain and review Agreement for Sale (to be completed
in duplicate and notarized).
Sign and return copies of Agreement for Sale to IB Law
Firm along with earnest deposit and any other fees
required.
Obtain BQ, surveyors and valuation report
commissioned, then submit building plans for
approval with the Parish council.
Follow up with applicant progress and
clarify terms ambiguous to applicant.
Compile applicant mortgage package
Collect Mortgage Package and complete your interview at
your Mortgage Company.
Review mortgage package checklist with
purchaser(s).
Submit the “Letter of Commitment” to IB Law Firm.Commence construction and provide periodic
updates including facilitating visitation to
construction site (where requested).
Review signed Letter of Commitment and
acknowledge receipt of same.
The mortgage company will send a “Letter of
Undertaking” to attorney. The attorney will notify
purchaser in writing upon receipt and if there is a
“shortfall” to be paid. Shortfall must be paid prior to
closing.
Please note that the “shortfall” is the difference between
the loan amount and the balance to close the sale.
Project review with purchaser when
shell/frame is complete. Subsequent periodic
progress review timeline will be agreed with
purchaser.
Complete transfer of ownership to
purchaser(s) as per Agreement for Sale.
Where balance to close being funded by
mortgage relevant documents will be
forwarded to mortgage company upon
their request. In which case they will
complete transfer to purchaser
Collect Transfer Instrument for signing and return to IB
Law Firm for further processing. After which same will be
forwarded to your mortgage institution along with any
other documentation required by them.
Confirm completion of the housing unit as
agreed
Review documents and confirm receipt of
all funds (including closing costs) or
undertaking (where applicable). Prepare
letters of possession for property
Upon completion of the unit and after our Attorneys
confirm receipt of the mortgage proceeds, collect your
letters of possession and keys.
Provide warranty details for housing unitPresent keys and letters of possession to
new homeowner(s).
